wierd problem.............

    We have a large, very nice condo complex that we maintain. The irrigation system is about 25 years old, and we have done MUCHO renovations...

    the system is tied into 4 80gpm wells, all on a common main that used to also provide water to the buildings (10 seperate 18 unit buildings), all of which are on the mail line...

    now here's the problem we have been having.... intermittant failures. at times we will get no water pressure from ANY well, no matter which one is running.. the only way we could get any significant pressure is to run at least two wells at a time....

    BUT other times any one well works like a charm.......

    since it's been hot we have been getting zones that are obviously not getting enough water...

    we finally found the problem.... under one of the buildings, en elbow had come apart...BUT would pop back together when the water was shut off. the joint would hold together sometimes for hours then fail.....

    we only found it becuase an owner complained of a musty smell in thier unit.

    the pipe was 3 FEET underground, and since we are in pure beach sand, the majority of the leak was absorbed by the ground, but some would pool under the unit. within an hour there was no standing water. also there was not much of a hole, becuase the sand would settle back in the hole when the water went off.........................

    main thing that had us stumped was that almost every time we wnet to the site and would check the system it worked fine.... the fitting took a while to come apart...
