Hi - I am based in the midwest and plan on aerating, raking and then overseeding a large lawn (2.5 acres) that is thinning out. I have been reading the threads and it seems like some TTTF / KBG mix is the best way to go given the climate and the fact that the lawn is not irrigated. Is there a particular type you all have had success with and if so, can you point me to the best place to buy online? Thanks.
 
Love KBG, but it is a complete PIA to get to germinate. It needs 3X a day misting for 30 full days before one can taper off on water. Here are 4 slice seedings of 100% KBG blend I did in '22 & '23 documented with photos from late summer seeding date until Memorial Day the following year (when I consider the KBG well established). All 4 lawns have in-ground irrigation systems and were watered 3X daily for 30 days in order to keep moist. Note how long even when watered it took KBG to germinate and fill in. We had ample rainfall along with customer irrigation BOTH years.

For 2.5 acres I would use a TTTF blend with some rhizome TTTF mixed in. I have not used this blend before, but will do so on 2 smaller properties where homeowners will irrigate with manual sprinklers set on timers. Both lawns have a fair amount of shade, so I would not use KBG. Barenbrug makes a blend with 40% rhizome fescue blended in (bolded below). KBG spreads underground via rhizomes so is good at repairing itself, that is the idea behind the RF TTTF shown below. This year I'm going to try this TTTF: Turf Saver RTF Turf-Type Tall Fescue Blend - Twin City Seed Company

here is some RTF sod at our local Sod Farm. There is a different bled for sod so it stitches together for sod cutting.
