I was going to suggest: install irrigation, have it sodded, hire professional mowing, fertilizing and weed control.

    Irrigation with a fertigator.

Seeded turf is always better looking and healthier than sod when grown correctly.

Use water soluble bio fert in the fertigator, it replenishes much more than just a little NPK.

Most people want to pour heavier fert on a lawn. That's just putting it on crack, will do great for short period of time, but then he soil runs out of nutrients and organize matter.

Additionally a Professional Mulching Mower/Program is key.

Following the 1/3 rule and not mowing by the calendar is essential.
Aeration, topdressing/overseeding and soil testing are also vital.

Wait who is paying for all this again?

OhÂ…ok, back to just mow/blow and go.
