Business Opportunity

    I am a full service property management company that provides mowing, landscape management, weekly cleaning & much more for several apartment complexes here in town. The guy that has been doing the carpet cleaning and floor waxing/stripping/buffering is selling his business due to age and I have expressed interest in this. The equipment consists of 3 buffers, 1 stripper, 1 carpet machine, 1 vacuum and all the mops, buckets, buffer pads, wax and stripper for a price of $4,800. I have the client list of about 30 and all have been told I was going to possibly purchase his business and they were glad I was doing so.

    Have any of you ever had any knowledge of floor cleaning and seen the profits in such a business? I worked with him yesterday on a job and it was $225 for 4 hours of work. His overhead with help and all supplies included totaled up to $140.

    Do you see this as a good business venture?

    I can't comment on whether its good or bad with the limited info. However, if what you are saying as that he was left with $85 after paying for help and supplies, I would say it is not very profitable. He has taxes and business expenses to pay out of that besides just labor and supplies from the job. Doesn't seem like it leaves much for profit. Again, this is limited information though. My question wod be how many times per week, month, or year do these places get serviced. Yearly gross, expenses, etc. that way you could figure what kind of money the business is generating. One job is probably not a good indicator of the actual business.

    I think it would be a great addition to a property managment company. Spool it off as a seperate division.
