We used to do a bunch of Walgreen's, before they went the NSP route. That's also when they cared about how their properties looked. Now they all look like crapholes, just like Rite Aids always have.

Never bothered bidding them once they took it away from the store manager.
Agreed, did over $100k for them a couple of years ago but lifes to short to price so low and have to call in and out after every stop like children to cover their ass...No Mas!

I had a former employer who had who sued a former employee for stealing his business directly and signed a non-compete agreement. My boss did have a case and proved it and won. It was a tax firm and the guy opened his own tax office just outside the non-compete clause but solicited his former customers as an employee. That was a no no. The guy did screw my boss over though.
Soliciting customers is enforceable. Seems like there is a distance that non-competes can be enforceable too.

I bet if the guy had gone out and started a tax business, not stolen clients he wouldn't have been sued and lost.

Bid it what you will do the fmwork for knowing the “difficulty” of dealing with a MGMT company.

MGMT companies are good and bad just like residential customers... some in my area I won’t even bid, others are what this post says about slow pay and return trips to fix minor things. Just work with them on the contract definitions if they are at all serious about business they will give you some edits. The long version is usually how they sink and bait those lco’s who dont cover their a$$ and sign their life away.

If they demand 120 terms then tell them you will honor that with $XYZ .00 being held in escrow.

Or if they call with a complaint after a certain time.. like 11am then you have 24 hours to address and arrive on site to rectify the complaint.

Whatever happened to moral values? O Enron flushed that down the drain... don’t be a ****** new business owner, build relationships with other small business owners not try and take them out at the knees
