    HI guys guess everyone is on here in the northeast do to no snow. We've been done since about the end of dec. Trying to find things to do so the cash flow dosen't get to low but here in ohio there has been nothing but rain so it is hard to do much of anything. Anyway had a call to price a condo complex never mowed one before need help bidding . It is a 44 unit complex that has two open areas that can be mowed with no grass picked up the rest gets bagged. Also they want sidewalks,drives & curbs edged once a year and one areation per year just want to see what kind of ball park to be in thanks guys. cory

    Go look at it, figure out how long it takes to do (1) unit, then multiply that time by the number of units (44).

    Get yourself a wheel measure and walk off the feet of sidewalk, curbs, etc., and see how many feet you have, then multiply that by the amount you want to charge per foot.

    Go back to step number one. Figure out how much you want to charge per unit for aeration, then multiply that figure by the number of units.

    Now your number of units may change, for the fact that most condos have 2-3-4 "homes" per unit. If that's the case, then your # of units really isn't 44, it's whatever the number of actual buildings are.

    When you get that all done, if they want a monthly bid, you take your total, and divide that by however many months they want the service for, and then the number of units.

    Say you have 11 buildings with 4 "homes" each in them.

    You want $75 each time you mow just one building, so each week you're looking at $825 / week to mow, or $3300 / month for the entire complex or about $26400 for 8 months.

    Now say you have 4000 ft of edging and you charge, oh, $1 / 10', so you'd charge $400 / edging.

    You want to charge $100 / building to aerate, so that'd be $1100 for the year.

    Please don't pick apart these numbers, they're for example only.

    That's $27,800 for the year. Now divide that number by 8 and you're at $3,475 per month, and divide that number by 44 (number of units) and you're at $78.97 / month / unit. Personally, I'd just round it up to $80 per month per unit.

    If they just want a flat monthly fee, then it's the $3,475 / month.

    Again, please don't pick apart these numbers, or even assume they're close to what you should charge for anything, as I have no idea what your property looks like.

    There are 44 different homes that are condos two bed with garage .
