Do you calculate the 30 days from the date the letter is recieved or the date they put on the letter? I have a HOA president that's trying to tell me it's from the date they put on their leter, if that was the case they could put whatever date they want on there, send the letter the week before and call it 30 days.

Yep. This is the way banks accept payments. Check the post mark and you'll know when it was mailed. It doesn't matter when it was written.

Never use it, I figure if they want me out pay me what you owe and we will part ways. On 2 to 3 times they give me a 20 to 25 day notice, no big thing.

That's what I'm trying to figure out. My guys were there for another week after they said the letter was mailed and don't want to pay.

Oh now it makes since, I would agree with most the post mark of the envelope. And I am sure a letter from a lawyer will get you the money.

My contracts state 1 year and then a 30 day notice by either party after the year.
