H.O.A. question?

    Okay guys,
    27 villas and 1 common area.
    $115 per month x 27 = $3,105.00 x 12 months = $37,260
    Those are the numbers I started with.
    This is a high rent area with low dues for as much as these houses are worth.

    Services requested:
    Mowing: 28 times
    Fertilizer: 4 Apps.
    Pruning: One time
    Irrigation: Turn on and blowout
    Spring clean up
    Leaf removal: 4 times..Holy sheep shik they're more oaks than youd ever imagine
    Mulch + Installation ( 5 yards per villa + common = 140 yards )
    Snow removal


    I have to give them a blanket I would think of at least $2k we get an average of 60"-80" of snow each year not to be removed less than 3" each time. So if you would give me what you think are numbers under $35k.

    Keep in mind the average amount of yard is under 5k sq ft. Some larger than others with a lot of landscape and TONS! of trees that cover 95% of entire property causing me to stress out when it comes to bidding for removal.

    Im thinking $20 per unit per snowfall = $540.00 avg 13-16 times.
