installing a brand new lawn

    hi guys, I have a client with a crappy back yard. debris everywhere all pine trees and very sandy soil. I am wondering the best way to get a brand new lawn in here. I am thinking of getting rid of pines first and clearing and leveling yard. Conditioning the soil and bringing in nice composted topsoil about 3 inches. Then seeding and spreading starter fert and rolling and applying straw over it. Any ideas and if this sounds like the best way. Thanks guys. the lawn is approx 18000 square feet and Im thinking 3'' top soil about 160 yards.
