Partner in the lawn maintenance side owns a temp service. Labor is not a huge issue.

Another input. Currently on the largest property were at 1.244 man hours per acre. This is a waste management property with some lagoon mowing.
Based on our largest property it'll take 12 guys. 497 man hours for the mowing season of 28 mows. Then 2 guys 40 hours per week for 24 weeks. Figuring labor rate at $21 per for this property location.
So you're less than $38 per acre, as that's just figuring the mowing, so nothing priced in for the year round 700 acre + the 400 acre garbage pick up and leaf removal.
Pictures of said property or aerial views would be good.
Is the 700 acres mowed once a month or is the limb pick up and that stuff once a month?
This sounds like a fun job. Pictures of said areas would be great to be of more help with a price.

Mowing 28 times. That's about 2 mows short of weekly for the season.
