New policy, No appartments

    Dont know about any of u, but Ive had nothing but trouble from most every large appartment job weve ever done. They try to get everything for nothing, take forever in paying, treat u like dirt (no offence Olderthandirt) and will dump u for the next lowest bidder in a heartbeat. Ive waisted more time prepairing estemates to these jerks who just want my estemate so they can present their four or five bids to thier management sources. I dont need the hassle any longer, No more large appartments for us.

    I know how you feel. They aren't accounts you can rely on, but I think I am just going to bid every year on them. Lose some and gain some. They do have absolutely ridiculous reasons for firing LCOs, but they are the easiest way to gain volume. That is how I feel right now... it might be different in a year or two.

    With Very Very Few Company Has A Policy That It Will Not Service, Condos, Apartments, Hoas, And Most Commercial Corporate Properties..

    We quoted one condo complex last year, it will be the last for some time...........

    Pretty much everything you said here has been my experience....... The biggest problem i have with them is terms....... MOST, ALMOST ALL, of these places are mostly price oriented....... I keep a spreadsheet just for fun of all the apartment and condos in my area that I can get info and numbers on........

    CONDO A. PRICE 1990 40,000.
    1992 37,000.
    1995 34,000 and includes more services
    1996 28,500
    1999 26,000 now includes more service than in 1990
    2001 22,500
    2003 24.650. up a little
    2005 21,385. Just got this number today

    local hotel 1994 12,000 yearly service
    2004 3,700 yearly service

    CONDO B 1993 58,500
    2001 37,225
    2004 29,287

    2005 $30


    Some places do fluctuate...........Youll see a 5 thousand dollar jump one year when theyre looking for " quality" but the next year they are right back down again......

    Not a single property has remained close or gone up in price...

    I stopped doing apartment complex's a long time ago. They are not worth the time to mess with. You will usually lose money in the long run with them.

    I used to be one of those guys that felt i didnt have enough bulge in my pants unless i was doin " commerical work".........

    There are some good commercial jobs out there.......I have one management company that I do all their work for summer and winter....... The difference is this management co OWNs these properties and I deal directly with the Principals of the management company........ We have a very close personal working relationship and they dont even think about going out to bid on these properties......

    Most others it dosent matter how friendly you are, or how much of a good job you do....... There will always be somebody that is complaining about your work...... If you heard the was some of my previous properties residents spoke of our work, you would wonder how we made it two days in business......... Yet to look at these properties, you could not find a problem with them
