I have some residential accounts, But would like to sign mainly commercial, such as property management companies and real estate firms. What would be my best bet to start marketing to these companies? Thanks for your help in advance!

To get these accounts you have to call well in advance before the season starts. I would call the company and ask to speak with the person in charge of the grounds. Make an appointment to meet with that person to take a walk-through of the property to give yourself what type of work the property will require. Make sure also to tell the person what you will be doing so they are on the same page as you. Then form you bid proposal and submit that to the company and hope you get that. Now if I was you I would stay with mostly residentials to start with before you go to mainly commercial properties. Commercial companies are usually worth far more than residential properties but also require quite a bit more maintenance.
