Hi, first of all I live in WA. State I have been offered
a 12 month commercial property contract but I still cant figure out
how much to charge so here is the details.

    1. The location is about half an hour away from where I live
    2. Property is about 12 acres
    3. Mowing (mulch), edge, trim, and blowing sidewalks required
    4. The company who's taking care of that property right now takes
up to 8 hours per mowing with 4 employees

Please let me know if anyone has an idea of how much should I charge
I do have a 61" and 48" scags, 48" walkers so I have the equipment ready to go
its just that I always struggle with proposals because there's so much competition

    Thank you for looking.

That's 32 mowing hours it's going to be different if you're not running the same size mowersThumbs Up

32 hours x $50 per hour (commercial rate) price should be $1600. however its hard to imagine 12 acres taking 32 hours.

I’d be $1250 for the acreage, assuming it doesn’t take the 32 man hours. If it actually did and they weren’t just incompetent taking that long- would be about $2k. Mowing 12 acres shouldn’t take near that long unless there is a ton of trimming/ edging to be done!

Being 12 acres doesn’t mean much.

4 guys can easily spend all day on that. You need many many more details.

32hrs doesn't sound to far off. If you have 4 guys on the property and you said it takes 30 mins to get there and home that's 4hrs right off the top. So that gets you to 28hrs. I'm guessing there is quite a bit edging and trimming.

8 hours for 12 acres and 4 guys? Do you know what kind of setup the current operation is using?

12 acre of grass vs a 12 acres complex is a huge huge difference.

If there’s 100 parking islands that have to be edged and cut weekly, that’s significant.

We did a similar sized place with 6 guys 5 hours. 2 were on edgers and 2 on trimmers the entire time

That doesnt even sound right. Ive had a coouple of properties that size that would take us with 2 mowers and 3 guys about 12 hrs. Not like youre going to trim shrubs with each visit. You have to break it down in sections and estimate a time for mowing. Then break up the shrubbery separate..etc...etc. You guys really need to learn how to estimate the proper way vs throwing darts at a board. Its a science if done properly. This is the stuff that kills the business and our wallets!!!
