I'm currently driving around talking to property managers and trying to get my bids going. In my area there are quite a few professional complexes and mini malls? what do I do for them since I don't know who owns the building, i'm sure it's owned by someone who is not located in the building. Do I just pick an office and try to get the name of the owner or is there an easier way?

I think you are going about it backwards. Find out who does commercial property management in your area and hit them up for business.

Perhaps call them regarding available retail locations, to find out what they manage. Or better yet talk to the receptionist and be very direct with her. Ask who hires lawn maitenance contractors, then set up an appointment to speak with that person.

Very rarely will the actual owner deal with those types of transactions.
