Is there anyone currently working through any Prop. Mgmt. Co.'s. Was wondering what kind guidlines you need to meet or follow in order for them to sub the work to you. I'm hearing that that's the way to go to get the big accts.

I have accts with several property maintenance companies.
You will need to be licensed, certified and insured at the least. They may require minimum amounts of liability insurance.
They all have hoops to jump through that differ slightly.
Keep working the phones!! Good luck.

The biggest problem we see with these management companies besides more paperwork is that most of them take weeks and weeks to pay 90 days seems to be quite typical

Just dealt with one. it's like pulling teeth. thousands of questions and still nothing really accomplished. don't get frazeled!! keep your wits and don't back down. I found it to be useful to make a connection with the president or manager of the proprty you want to hook up with. they have alot to say to the management company on who they feel comfortable with. remember, the MC will not be there to watch you, the manager or property president will be "watching" this has worked for me.
