Hey guys I have now picked up 5 or 6 lawns where the backs have gates too small or are too tight for the zero turn or walk behind. I think I may need to up grade from the cheap Lowe's push mower. Any recommendations or features your guys like in a push mower? self propelled? I definently want discharge/mulch/bag option. I will be mowing mostly fescue with a couple of centipede and zoysias mixed in. Thanks guys.

Toro Personal Pace , It's just like an automatic transmission in a car to a 5 speed in a truck with no power steering. Try one before you buy anything else.
