Renovation Estimate

    I'm working up a lawn renovation estimate. This is my first renovation project on a lawn this size. My question for everbody with experience, would it be beneficial to do any of this work now? Take into consideration that the leaves are falling, we've had some frost and it isn't uncommon for us to get our first foot of snow (which always melts away) before the end of October.

    Here is what needs to be done:

    Weed Control
    Seeding (or Sod?)

    For the seeding, would sod be more cost effective?
    For the fertilizer and chemical weed control, I am looking to sub it out to a company that is lisenced, qualified and has good references.

    Is there prep-work that can be done now to reduce weed growth when the growing season resumes?

    I'm going to need 3" of topsoil on the whole property cause the soil in this area is terrible (it's almost pure sand).

    I would appreciate any advice.
