Sanity check on pricing lawn install

    The job:

    9500 sq. feet of lawn area - (front, sides, and back of house) on sloping lot (slopes from street to back of lot at about 20 degrees)

    1. finish grade existing soil, minor work required (can work it with tractor)
    2. spread 48 yds. topsoil
    3. apply starter fert and lime
    4. finish grade and work in with pulverizor
    5. spread turf type tall fescue blend seed
    6. apply wheat straw mulch

    All material and labor to be provided by me.

    Give me your estimate... as a sanity check for me. I have been in the lawn maintenance business for 15 years part time, but just purchased a tractor to do this type of work, and I am not yet real comfortable at pricing this type of install (it will only take me a few to learn!!). Thanks in advance for your help.

    Without seeing it I would say $1500. I just did a acre for $2700

    48 yards of topsoil installed $2400.00

    Starter Fert and Lime $300.00

    Seed 150.00

    Mulch???? Ive never done straw so I cant give you a price

    For the grading I charge $75.00 an hour but it doesnt say how much work you have doing it.

    So far thats what I come up with.

    Well... I felt OK after All Ferris reply, now I don't feel so good after Packerbacker's reply!!

    I bid (and got it) at $1985.00. I figure $1110 in material, 4 tractor/man hours, and 8 additional manhours labor. After doing the job I will have a real good feel for the next one.

    I charge around 45-50 a yard installed for topsoil but Im sure you can do it alot quicker with a bobcat or tractor then I can.

    How did you break down the prices for everything?

    15-18 cents a sq ft based on the lot size that includes every thing except topsoil. Topsoil is $45 a yd delievered and spread but only use it for beds. That small a lot would be around $1600 plus at least 10 yds of top for some beds so I would be right in the neighborhood. Only diff I see is thats a 4-6 hr job start to finish with just 2 guys

    initial Grade lot $550.00
    45 yards top soil $675.00 (3 loads $225/load including material)
    lime/fert $75.00+material
    work in and regrade $250.00
    wheat straw $125.00+materials

    I use someone else for grading so that I don't have to have a skid steere parked most of the year (I mostly do maint) AND I use hydroseeding only. I did a few of these last year so here goes: (all my cost with profit added at end except my labor which is my standard $60 per man hour)

    1. initial grade plus spread 45 yds (sub) 4 hrs $400 my cost
    2. 45 yds loam dvd $630
    3. Hydro seed .04 cents sq. ft. but figuring 12k worth for overspray (typical 30%) $520
    4. my labor - no more than 3 hours hand grading, setting up sprinkler, returning later to check, remove sprinkler, refertilize once established and consult $180
    5. 25% markup on $1550 is $388
    TOTAL: $2,200

    Here in NJ just the topsoil delivered would be $960.00 plus my markup.
    Tractor work minimum $175 per hour. 4-hours $700
    seed starter fert and lime-$300
    Straw $125.00
    Labor probaby 4hours 2 men- $290.00

    Would probably charge 2700-2800
