Shop Rental costs

    just wondering what you folks pay for a shop rental...I was offered a 12x60 space in a factory with high overhead door and 30 foot ceiling for 300 a month and wonder how that compares with others. Will give me room to park truck and trailer and lots of storage.

    What is your cost per sq ft??

    Does that include CAM charges?

    Long and narrow but sounds slightly high around here..Call around and see what the going rates are in your area.

    Yea right... had I read the thing the way it was written I would have been able to figure this out.. Long day already.

    The cost per sq is $5.00. For warehouse spare that is pretty narrow that is kinda expensive. If that includes utilities, plowing, maintenance, etc that may not be too bad. Make sure that they do not slip in Common area maintenance (CAM) charges in there. I can get high traffic retail shopping center space here for $8.50 - $9.00 per square here. Spare warehouse space as narrow as that... might be able to get for $3.50 to $4.00 per square or $221-$253.

    He's also in Connecticut - which has an outrageous cost of living to begin with.... so, the number might not be all that high.

    We really need someone from CT to post a reply.

    FWIW rent includes heat, lights and security. Key-operated overhead door.

    Its in a manufacturing plant which downsized and they divided up the half of the place which was vacant with the intention of renting it out.

    Seems pretty good to me. Around here a 10'x20' at a Self Storage facility is around $200 a month. These have a timed light on them. I was lucky to find this size for $125/month (guy owns an auto shop and bought older Self Storage units and put them on his lot behind shop).
    Mine doesn't have electric though.

    A 12'x60' around here with heat and lights would be as high as $500 to $700 from what I've seen.

    $5/sf is good for CT. A friend of mine owns a large building, industrial zoned and gets $7 and up. Hope this helps.

    How did you come up with that number?

    12x60=720 square feet
    720/$300 per month=$2.40 per square.

    Am I missing something here?

    Commercial is figured per year not per month for some reason...
