Are the commercial units well built, we do a lot of push mowing. I am needing a good commercial 21 that does a good job bagging.

They are about the best 21's there are. Better than Deere, better than Honda, IMO, and I have owned all three. Get one with the 2 stroke while they are still available. I did and I don't regret it.

EDIT: Just saw your signature lines. 8 JX85s? What wrong with them?

Nothing wrong with the 85's they have been discontinued though and I don't care to spend the money to upgrade the 75's. They will all finish this year out fine but we do A LOT of push mowing and I want to buy all new mowers next year. Do you do a lot of bagging with your Toro's?

Actually I haven't even used the bag yet on mine, but I've bagged with them before and it does a pretty good job. I've heard people say use a Honda to bag and Toro to mulch. I had a Honda and it bagged pretty well, but didn't mulch that great. The Toro mulches and bags well. And the two-stroke requires little maintenance. The Toros are built to last.

I have had one for three years never broke down always starts on second pull and on banks that 2 strok can not be beat
