Trying to see what kind of tree this is, and if it's identifiably diseased or something else.

Looks like a smaller variety of Southern Magnolia, maybe a Little Gem. A lot going on with the tree. Hard to tell if it’s disease or cultural/environmental damage. Around here the Magnolias get leaf scorch quite often. At the very least I would carve out the grass around the trunk base and create a saucer and lightly mulch. This will prevent damage to the trunk from the mower and string trimmer.

If you are talking about the brown/yellow leaves they are dropping the old leaves this time of year. The most common problem I see are scales under the leaves.

Just a guess but I'd look at what your weather has been like
Frost and drought can do that

Usually insects leave visible damage or are on the plant
