Used Aerators - Help

    Kind of a long story but I got strung along and then they paid a month. I thought well I am in the system. Then got a month further and a manager showed up complaining. I knew that was it. I got a cancellation note. The on-site manager said not her choice.

    I wrote a note saying pay what you owe and I will waive the early termination fee. The management group said they could not do it. A little later I was at the complex and I met the investor. He got ripped off. The management company ran with the bank accounts from 15 complexes. He promised to pay. He set up a new management company.

    They paid $400.00 on a hand written check.

    One month later they paid another 1800.00 so I am waiting on it to clear. They are working on it.

    I pulled the trigger last fall on an aerator, but havent had a chance to use it yet. Hopefully this thing will pay off for me in the spring. I paid 550 for it used, but it needs a bit or work before the season starts.

    Here is a link to a similar unit...mine has the briggs engine instead of the honda unfortunately.

    There is one listing with a Billy Goat but they are trying to sell the whole landscape truck set up

    looks like a nice simple device.

    The many of the units on Craigs list are gone. Guy with the $400.00 units said he had 4 he bought at auction and sold them over the weekend. The ad was still up because he said it took a couple of days for it to come down.

    I have a thirty day policy this year, after thirty days from day of invoice you automatically go to collections no questions ask. I'm not putting up with it this year.

    Residential are fine like that. It does often take a company time.
    They sit on the first invoice and pay 30 days or even 35 days net. The first invoice rolls around and now they decide they want the I-9's and some other paper work. It is not uncommon for the first invoice to be delayed but I definitely do get pushy.

    Often once you get keyed into the corporate office's system the checks will flow regular. Another thing I do on corporates that pay 30 days net is bill mid-month on service. No company is going to prepay but this way I am getting my checks in 15 to 20 days after the service month.

    I will often follow up at 15 to 20 days now to inquire if they did receive it and if they need anything else. If it goes 45 days I am back on the horn and will shut them down at 60. That is what I did here and got a check then they went another 30 days and I was about to send the letter to shut them down but they beat me to the punch.

    If you do not follow a process then you lose your lien. I am relatively sure I have a constitutional lien with a contract. I just have to file it before the property is sold or foreclosed.

    I drive by often looking for survey flags. It is only 4 miles from my shop.
