So in starting out I'm going to do some flat rate pricing based on the size of the yard for the simple jobs like just mowing grass and trimming.
My big question is, what's actually considered to be a small, medium or large sized yard?
How many square feet denotes each size of yard?

Other services like brush cutting or more complicated yards I'll use hourly pricing, but for now, in the beginning I think just getting some business is more important.

I have a "small" property that is charged as much as a "large" property because of all the trimming and blowing.

small = 1/4 acre. price $30 weekly or $35 biweekly.
medium = 1/2 acre-1 acre. price $40-$50 weekly or $45-$60 biweekly.
large = 1.5acres-3acres. price $75-$150. pretty much always biweekly.

that's how it is around here anyways. every area is different.

Small yards fit in or under your minimum, so in that way they ARE flat rate

If you “don’t drop your gate for less than $35”
And you charge $60 an hour... every lawn that takes 35 minutes or less to cut is going to be a flat rate by default

To me , I consider the “minimum” lawns to be small lawns
For us that ends up being about 10,000 sq ft or less
A medium lawn is going to be 60 bucks or more

Large lawns are $80-$100

We have cuts over a $100 , they just aren’t residentials, typically

Im in texas where people have acres. A large for me is 90k sqft+ medium is 40k+ and small/tiny is 10k+/-

Do you find you end up having to go up or down a lot of stairs (like 2-3 steps)?

Some. But for the most part you can manage those yards with a string trimmer. Most will go for a turf less area if access is to troublesome. Rooftops get fun if no elevator! Had one for a commercial property that had to climb 4 different ladders to get up. Then would rope up tools and supplies. Install was done with crane.

10K is small?

I own a couple of rental properties. One lawn is 25x35 for 875 sq/ft, and I use a mower to get it done in about 3 minutes. The other is only 8x16 for 128 sq/ft, I use a trimmer and it is done in one or 2 minutes.

But I think I'm going to convert the "big one" to parking. No more mowing.

I had one in Stamford CT we did with a sky-crane (its a specialized Sikorsky helicopter) there's no limit to the things some people are willing to pay for!
