granular for pre-emergence, fertilizer, grub control...
Have not used liquid for pre-emergence, but looking into that for this year. I see companies charging for pre in Feb and March down here...and no reason for that if using a granular. I just prefer it (granular) due to residual effect. LOVE liquid for weeds.
Liquid is most cases (I guess) is cheaper than granular. Not even sure how I would treat a 12 acre lawn...my hose is only 300 ft! I am guessing many vendors would use granular because of that, even though may not be effective for post emergent control of weeds. Lots of guys down here do that as they don't have a license, and yards are full of grassy and broadleaf weeds.

looking into that as well...but have not have much of a response from companies....what do you use, price range? I also think that may be easier than pulling a hose around house. Plus, thinking less chance of drift.

Here is another way to look at. How much after materials are yall looking at making. For example if you charges $10,000 to do the 12 acres what are you wanting to make just counting the fertilizers and chemicals? On the grub question on when to do it around june here.
Those are some higher end prices. I'm glad ur able to get them. I'm about 3 hours from u and we can only charge about $225 per acre on 1 acre or less & were a litte higher than the box companies. There running about $195. We try to separate by quality.
It is amazing how priicng can differ within an area, as well as from state to state.
My prices are competive with the 'bug guys' in the area. Plus, as i am small, I can personalize my services, even monitoring properties and spot treating between treatments. My business in only 18 months old, have added one full time person, thinking about adding a second crew this year, and also use 2-3 part time people as needed for larger mulching/trimming jobs.
With all the business I have picked up I feel my prices must be too low, as very few people turn down my proposals. Maybe that is because much of my business is referrals. In any event, they get very customized and personalized business. I specialize in small to medium properties...properties that can be mowed/treated by one or two individuals.
With the 12 acre lot in question pricing could be lower...as more time would be spent on the property, without the usual drive time and mobilization costs. With the exception of some commercial accounts, most of my residential lawns are 1/2 acre or less.
Just curious..what would your cost be per thousand for pre-emergence, fertilizer and weed control? How do they compare to the big guys...scotts, tru-green, large independents? How long have you been in business?

Anymore, in our area, grubs are rampant, and it is becoming a more likelihood than not that there will be grub damage somewhere on the property...if not vast areas. However, I would lean toward a reactive grub control as well...Just put the extra time into it for monitoring - especially if like around here, the damage has been masked with plenty of surface rainfall. A 5 application program with proactive (preventative) grub control and pre-emergent can be done for around $9000. (I would price it at around $8995 for marketing purposes). If they wanted to save some and go for a reactive grub control, we can knock about a grand off that.
Runner, just curious.. What are your flagging requirements in Michigan. I know here in NY flagging a 12 acre site every 100 ft and at every entrance will take a guy more than a few hours and with the LT rich Jr I will finish before him. lol Everyone is quoting different numbers but not saying what they need to do in additional labor... Right now I am pricing a 14.5 acres property that might take equal time to flag/blow and apply product...
Wow, every hundred feet? I've never heard of anything like that...That's alot of FLAGS! We have to do every entrance, every separate island - including beds if treated. Ours are now required to be a generic warning sign, printed on both sides, and cannot have any sort of advertising or name if it is a pesticide application. Now, if it is just fert., it can have a company name on it - or technically, we are not even required to post if we choose not to ( I always post). Also,...we CAN put advertising posts out on a pesticide ap if they are on a separate post stake than the warning sign. They just changed this last year, because it was going to the extreme that some companies were posting signs that were up to 8x11 - and it was sort of taking away from the actual warning label. emblem

We had a customer call us and tell us that he counted how many flags we put out and it ended up at just over 100 on a 10 acre site. Now mind you each flag needs to have the date and time on it and needs to go out PRIOR to any application. And that is after we have already notified the complex by flyer 2-3 days before.
That is why I did not post any actual prices on this 12 acre bid, full well knowing that if I were to bid, I would have been high bid. Some guys are in the ball park but I would have lost it for sure.
I joked a while back with some of the midwestern guys that if they would charge me their regular rates, I would hire them and stay home because it seemed like they were selling at my cost per acre.
Just goes to show that you cannot compare costs across the country.
