I have a TTTF lawn seeded with a blend of top cultivars, 3rd Millennium, Rambler, and Cochise IV in the Charlotte NC - Fort Mill SC area. This has produced a great looking lawn but with the drought we are in and the seemingly fact that my yard never gets any rain when it does rain, I am having to irrigate the lawn an extreme amount to keep the grass from browning and thinning out (which it is in some areas of the front yard with lots of full sun). I really don't like the look of the full dormant winter warm seasons but these grasses seem to take the drought easier.

My question's -

Would mixing the zenith zoysia in with my TTTF be advisable to help the lawn keep from thinning out during the hot dry months of the summer?

I mow my fescue at 3.5 to 4' at times, can zoysia be mowed at these heights in summer? Also, I would be broadcast spreading the seed - should I broadcast in zoysia this September when I overseed my fescue?

I wouldn't mind some dormant browning in the yard if it was blended well with the cool green fescue in the cooler months but not a complete dormant yard or splotched. I understand that zenith zoysia may be difficult to grow from seed, and takes a while to mature, however, 10 years from now I don't want some zoysia monster on my hands that becomes a "weed" I can't keep from spreading everywhere throughout my mulch beds or completely choking out my fescue, or maybe I wouldn't mind it eventually taking over. I have no problem overseeding in the fall with fescue each year if my lawn is a nice even blend of these grasses. Of course then there are the differing fertilizer requirements maybe or weed control but, with a nice thick healthy lawn that is manageable.

Thoughts? Advice? Yay-Nay?
 
In Lake Wylie, without irrigation. I would have 100% zoysia. I'm sure fescue look's good in the spring and fall but you will never have nice grass in the heat.

You can mow zoysia at those height's but it look's better short. But if you just want a utility grass then zoysia is the way to go. Lower water need's, lower disease pressure. A better winter color than bermuda. It's much stronger than fescue. It will invade your bed's but it is such a slow grower (8 inch's a year) that it is manageable. It is NOT like bermudagrass in that regard.

Seed zoysia at 2 Lbs. per 1000 sq. ft. after the last frost in the spring. You need to seed warm season grass (zoysia) in the spring. Expect slow germination, very slow without water. Winter weed's in dormant zoysia can be unsightly. I do not recommend overseeding warm season grass with cool season grass (fescue,rye) in the winter.
 
I have also heard you need to take the grass area to pure dirt to grow zoysia. It will not grow with any other grass to start with. You will need to till the area, then put the zoysia down. You are suppose to allow zoysia to grow for two years before mixing it with fescue. Agrostis is right about the amount 2lbs per 1000. I have also read you should put in zoysia around mid May to Mid June. But that is up here in TN. Dont know about your soil temps there. Your cutting height should be fine. I mow three zoysia yards and I cut them at three inches.

Did you have any luck overseeding your fescue lawn with Zoysia? I'm thinking of doing the same thing and I'm curious of your results. I test a small batch of Zenith Zoysia and it appears to be doing pretty well after 13 days. I'm in Raleigh, NC
