I would take half the limbs off that tree in the back yard all from the bottom, or whatever you can get with a pole saw, somewhere as high as the second story window. Or give it as an extra charge option to help it survive. Use the flippers dumpster and charge $75 extra to prune. I have not quoted sod in a few years and push Tall Fescue seeding, where I guarantee germination in late August and September if top dressed.

Yea I would be pricing it as a 2 day job x 2 people. From prep to finishing sod. Unless you are adding a lot more soil then it could end up being longer depending how bad access is. Its always good to tell people its likely the sod just won't do well. especially with no irrigation system, might last long enough to sell the home

I told them that the irrigation piece is going to be crucial. But like I said they are a fix and flip company.
